FREQUENTLY ASKED QUESTIONS

01. Do I need planning permission for my extension?


Most likely, yes. There are some exemptions e.g. where the property has Permitted Development rights but in most cases, the local planning authority will need to be notified or consulted on proposed external changes to the property and for any change of use. The consultation with the planning authority requires drawing proposals, forms, and fees paid. 


02. Do I need Building Regulations approval?


In most cases, drawings are required for prior approval of plans before work starts on site. The consultation with the local authority building control (LABC) surveyor requires drawing proposals, forms, and fees paid.


03. Do approvals have a time limit?


Yes, generally within 3 years from the time the approval was made.


04. Do you charge fees? Are there additional fees?


The first meeting or online discussion is followed by an estimate of services with standard terms and conditions; the estimate is provided free of charge. After your acceptance in writing, architectural fees are in stage payments and due at the commencement of the stages of Sketch design, Planning drawings, Building Regulations plans, and for all meetings with you.

Additional items are subject to your agreeing to change control and payment. Additional fees also apply for surveys and structural engineering where required.


05. How long will it take to obtain planning approval?


The time taken to obtain proposals varies according to the project and type of planning application. A typical programme is 12-14 weeks, but it can take longer:
From your signing a letter of acceptance: + Survey 2 weeks, Sketch design 2 weeks; Householder Planning Permission 5-8 weeks.

Additionally, Building Regulations 4-6 weeks.
