🏡 Planning Permission
Most extensions need planning permission. Some small works fall under Permitted Development — we can check this with you at the start.
📐 Building Regulations
Yes, usually required before construction. Due to retirement later this year, I do not provide Building Regulations 'Principal Designer' services, but I can connect you with a qualified specialist for the building stage. Technical design normally starts after planning approval.
⏳ Approval Duration
Planning approvals are valid for three years.
💷 Fees
Our initial meeting is subject to an admin fee for small extension projects in the Woking GU22 UK area. You will receive a written fee estimate with staged payments for client meeting, development of sketches and planning application drawings.
Extra costs may incurred, and include measured surveys, engineering advice, specialist reports e.g. tree surveys, usually work by others hired directly by you.

Typical timeline: Survey ~2 weeks → Sketch design ~2 weeks → Planning decision 5–8 weeks → Building Regs 4–6 weeks.
